What is the Binga Phase 2 Crowdfunding?

Binga Phase 2 is a much-needed expansion in the number of our units and a smart investment to level up the quality of our amenities.

The Crowdfunding component opens up opportunities to participate in Binga Beach’s growth and success to our esteemed friends, family and connections.

Why is Phase 2 Crowdfunding Needed?

Guest Satisfaction

While guests are quite happy with their stays at Binga Beach, because we are a boutique resort, on a premium beach, we want to keep increasing our standards and the quality of our offering so we can justify increases in our room rates. The current high quality construction of our units, the large, private garden spaces around them and the beach location does justify rates at the higher end of the market, but to get there we also need to fully round out our amenities to match expectations in that range.

As we are completely off the grid, amenities such as air conditioning, hot water heaters, brighter lighting and more powerful fans all require more electricity, hence the Solar System Package expansion, for example. Other packages like the Ocean boating package reflect the value of high quality, good-sized boats for island hopping trips, and the Mangroves bridge package is an example of a quality in the luxury level of the resorts grounds.

 

Cater to a Higher Customer Market Bracket

Because Binga is a little bit off the beaten path, with a stay with us recommended to be at least 3 days to really settle in and enjoy the nature and relaxation we have on offer – we therefore also need to offer more activities, creature comforts and capacity for such stays. The Phase 2 expansion seeks to capitalize on our progress so far and really round out the luxury level of our presence at a higher level.

 

Small Number of Units is Constraining

It has happened to us on too many occasions, especially during the high season, that even small groups need just a few units, but we couldn’t accommodate them because 1 or 2 of our meager 3 units were already booked – so we lost out on great and critical bookings that would have been very helpful for us to have served.

Even small, common groups of friends travelling together can need 3 or more units, so our need to build more units is quite pressing so we don’t keep losing out on booking opportunities and “leaving money on the table” so to speak.

Further, more units equals more revenue potential, obviously and most importantly, but they are also key to maximizing the ROI of large projects we already invested in; for example the 1 kitchen and restaurant area we have built and operate can serve guests in 5 units as well as 3 for the time being, so we would get the value returned on the restaurant investment more quickly.

 

Why not just continue organically?

Not Just a Bed and Breakfast

We can, we could, and we will, but as we look at the market and the local trends – big names and projects are coming in and we see that the area around us is set to grow quickly. SM Mall bought 400 hectares for development very near us, all the roads near us are getting improved from dirt roads to paved, the Tourism Board TIEZA is bringing more support projects into our zone (we are in a specially promoted tourism development zone for the country) so we believe the sooner we establish a bigger, more prominent profile serving more guests the likelier we will be in the position to benefit the most strongly from the wave of development.

In short, our ambition is to step up into the real local hotel level and keep growing our company and brand rather than remaining a niche bed and breakfast.

 

We Proved Ourself First

We take a lot of justifiable pride of having purchased our beachfront property outright in cash, and we fully own the titled property and all the constructed assets on it outright with no mortgages, bank loans or debt of any kind. We have no loans, debt or rents to pay, and because we dug our own water well, run our own solar system, and installed our own huge septic system we have next to zero to pay in utility bills to pay, either, which is great! We do still import drinking water at some cost, hence the Spring Member Package which would be a great investment in our capacity.

But long story short – despite tourism falling off a cliff during Covid, and every challenge you could imagine related to building an off-the-grid beach resort next to the ocean and a jungle (the storms, the ocean air rust, termites and bugs oh my!) and all the bureaucracy, we successfully launched, brought in tons of guests and have racked up hundreds of 5 star reviews!

 

Time is of the Essence

So we arrived – we built it, we opened up, people love our place, and now we’re ready to hit the gas and make the most of the business we’ve established. The sooner we increase our capacity, the sooner we improve our amenities and can justify higher rates, the sooner we can really generate the needed levels of revenue to really expand.

 

What is the Current Status of Binga Beach?

5 Star Feedback from Guests

Everyone who comes to Binga Beach loves… the beach as it’s amazing, but they also love our food, our service and just the overall ambience and laid-back, off-the-grid and away from the rat race nature we offer. The nearby heavily touristed and very famous destinations of El Nido (2.5 hours North of us) and Port Barton (2 hours south) are really lovely and amazing – but they are also crowded and hectic.

Now, the presence of those tourist locations is great, we’re not complaining, and the are the raison d’etre for Binga, because we are halfway between them, a great spot for people to break up their trips as so many people are travelling in between those two.

But the huge difference of our place – we are the only tourism establishment on our whole 1.2km long beach and we are right next to a huge national protected wildlife park, Malampaya, makes a world of difference as we offer the really completely wild, away from all development experience many people are after.

 

Occupancy Rates

Our occupancy rates (the percent of our units having paying guests per all the nights in a month or year) have been getting better year on year, especially in the high season when we’re usually fully booked, but we are working on improving them and increasing more demand in the off season. One reason we want to increase our number of units is to be able to capitalize on the huge increase in demand in the high seasons of the year when we’ve been having to turn away guests. We need more units so we can generate more revenue in the high season to help compensate for lower rates in other periods of the year.

Generally, so far we have invested predominantly in construction and renovations getting the place up to speed, and not nearly anything at all in marketing, but we are shifting more into marketing now to drive that demand.

Current marketing strategies include social media promotions, sponsorships of local teams and charities for good local exposure, working with social media and local influencers to help raise online profiles, booking engine SEO and website SEO, partnerships with agencies including tourism and governmental (e.g. TIEZA and the Philippine Retirement Authority), and partnerships with other hotel owners and tour operators in the nearby tourism towns to refer guests to Binga Beach, and more.

 

Big Upgrade of Unit Already Completed

We were already recently undergoing a big new development phase of improvement, actually, when we upgraded all of our existing units from glamping units on the big hardwood platforms to now being fully enclosed “regular” cabins with permanent walls with mahogany siding.

We also added en suite bathrooms to all units, which was a huge upgrade for the guests who were previously using shared showers and bathrooms at our central battery of them at the restaurant building.

These upgrades are pretty incredible, and all 3 were only very recently completed with the upgrade in July 2025. We tested this with 1 unit being completed at the start if 2024 and it was a huge success, guests loved the upgraded unit.

The upgrade of these units really working out well has therefore informed the layout and plans for the new units we now plan to add. They will be constructed similarly to match the existing ones, and be similar in size but have some improvements in amenities.

General FAQ

What is the legal framework for these opportunities?

Our lawyers at LMA Law will provide the contract for your review that ensures our obligation to the details offered here, while also protecting you as the potential partner and member from any liabilities of the resort. We will ensure transparency, limited liability, and adherence to the package deal offered. We are open to adjusting the contract we will share to address any concerns.

The structure of our offer is that of a membership arrangement conferring the perks, payouts and guarantees we lay out and limited to those.

Strong! Our company, by choice, financed all of our resort project with our own cash upfront, without any outside loans or debt, neither in the past or currently. We bought our beachfront property outright in cash and own the title outright, and similarly paid upfront for all of our projects like our large solar system, septic system, water system, large units and restaurant building. We are completely self sufficient “off of the grid”, have no debt, and are poised to generate revenue now for years to come.

Good! When we first purchased the property access to it on the existing roads was rather grueling on muddy and bumpy roads, but now there are many new roads and construction, drastically improving access in terms of effort and time required.

Also since that time a new airport opened up nearby in San Vicente, reducing the minimum drive time from an airport from 2 hours from El Nido to 45 minutes.

Further, some major real estate groups have also seen the potential for our area, being in a privileged and prioritized for promotion TIEZA zone, and have bought up many large parcels of land all around us for big tourism developments. Indeed, property values have doubled since the time of our purchase, and a lot of construction and investment is occurring.

Tourism trends post-Covid remain good for Palawan and the Philippines, and we have seen the island rebounding well in the past several years.

For reference, Binga Beach is located 2.5 hours south of Palawan’s main location attraction, El Nido, and is similarly north on the coastal to the other main attractions of San Vicente Long Beach and the backpacker hotspot of Port Barton. Most tourists travel a lot between these two popular towns, and we are a perfectly-positioned stop halfway in the middle.

For our Gold, Silver and Bronze packages, the most important benefits inclusion is the percentage of revenue for each year of the package of the sponsored unit. We will share information directly from our centralized booking engine provider, Sirvoy, where can see the occupancy history on a per-unit basis, and can filter it for any period of time.

For reference, Sirvoy is our booking “channel manager” which functions as the central database in between all of our booking engine listings like AirBnB, Booking.com, VRBO, Trip.com our own website direct bookings, walk-ins and more to ensure we don’t accidentally overbook rooms, and it is the authoritative record of guest visits.

We will provide a quarterly progress report showing the occupancy history for the unit you have participated in (and also the whole resort) so you will know what range of payout can be expected. Note that there are big changes in occupancy for different seasons, in the rainy season from June to October we have much fewer guests, but make it for it in the high season from December to May.

For Spring, Mangrove, Solar and Ocean Club members there is a benefit of a certain US dollar amount ($1, $0.8, and $0.4) paid out for every overnight guest that stays at Binga Beach. An overnight guest is a single person staying in a unit for a booked stay for at least one night. A family of 3 staying in a single unit counts as 3 guests, though even if they stay multiple nights the count of them is still 3. 

Visitors to Binga that only walk in for information, or a lunch restaurant visit for example do not count as overnight guests.

Just like the occupancy rates mentioned above, the counting of guests is tallied in our booking channel manager, Sirvoy. We will provide the information of the number of guests that have stayed at Binga so far every quarter, and pay the payout at the end of the year of their total at the end of the year.

The expectation and history so far is that we have multiple hundreds of overnight guests every year.

As soon as you know what days you (or your friend or family you share your days with) wish to visit Binga, please check to see if they are available by looking at our Booking page here https://bingabeach.com/booking/  which shows live and up to date availability. You may choose any unit for your stay (you are not limited to choosing only the unit you sponsored), and once you see that the dates and unit you want are available, please contact us directly either by email or phone and we will manually set them aside for your stay.

Your 2 weeks do not have to be continuous, i.e. you may use one week plus multiple weekends, for example, and may use different visits for different persons, yourself or friends or family. Further, each visit can include multiple people, as long as they can match within the maximum occupancy of the chosen unit.

In the case of the project costing more, you as the client member will not be asked for any additional contribution. Any extra costs above the projected price will be for Binga Beach Brothers Inc. to cover to ensure the project achieves completion.

Since we have already built several other similar units and projects we are confident in our price estimates for current construction costs.

There are no maintenance, repairs, fees or similar for the unit – all such ongoing costs and upkeep will be covered by Binga Beach Brothers Inc.
